Guide To Alphington

There are three distinct areas of Alphington.

The original village, which has several thatched houses, some dating back to the 16th Century.

Marsh Barton Industrial Estate.

And the new development area to the south west of the village.

Alphington is a former manor and village, now a suburb of Exeter.

In the centre of the village there is a Church, a local Spar shop, a doctors a pharmacy and a vet. Alphington Sports ground is not far away.

There is a Primary School which has around 350 pupils and for secondary pupils, West Exe School on the border of Alphington and St. Thomas. A brand new school will also be built at the new development at Haldon Reach.

There is also a Lidl and a Sainsburys supermarket adjoining Marsh Barton.

The second distinctive area of Alphington, Marsh Barton has been identified as a major employment area, and the opening of Marsh Barton railway station, Exeter’s newest railway, in 2023 highlights the importance of the area strategically and plans for it’s continual development as a major centre of employment.

Marsh Barton is the largest trading estate in Exeter, covering over 1.2 square miles, and supporting over 500 diverse businesses including one of Europe's largest motoring centres, with over 100 car showrooms, from Fiat and Mini, to Porsche, Tesla and Ferrari.

The Third area is to the South and west of Alphington where over 2500 new homes are being built. Although abutting Alphington, 2000 of these are actually in Teignmouth Council area, not Exeter City Council, and the whole development is a collaboration between the two councils to create, in effect, an extension of Exeter City outside it's current boundaries.

With £55 million of govt infrastructure funding. the development will include a range of community facilities, shops, jobs, recreation areas and public transport improvements. Bovis Homes at Haldon Reach – is a development to suit everyone from first-time buyers to families and downsizers, with a selection of 2, 3 & 4 bed homes with open-plan living areas, and en-suites as standard from £217,000.

Also at Haldon Reach, Linden Homes is building affordable and shared homes in conjunction with Livewest.

Cavanna - have 550 homes in 4 phases -The first of which is now completely sold out. Redrow - are building at St Michaels Meadow with 206 homes in phase 1

And Barratt at Victoria Heights have almost 200 homes - 2,3,& 4 beds From £270,000 to £400,000.

If you don't want to buy but you'd like to rent, there is very little available at the moment (February 2024) but typically...

Rooms in shared houses range from £550 to £650.

One bed flats are £800 and one bed houses £900 give or take. A two bed apartment is £1050 and a 2 bed house £950.

Whereas 3 bed houses are £1200 to £1400

and 4 bed detached houses around £2000 a month
